Buyer's Home Inspection

The full walk-through that goes in front of your lender, your agent and your repair-request addendum.

A room-by-room and system-by-system evaluation of the structure, roof, exterior envelope, attic, foundation, electrical service, HVAC, plumbing supply and drainage, and every accessible appliance. We operate the systems, not just look at them — breakers get exercised, fixtures get run, the furnace gets cycled.

Pre-Listing Inspection

Find what a buyer’s inspector will find, while you still control the timeline and the contractor.

Same scope as a buyer’s inspection, run before the listing goes live. Sellers use it to price repairs on their own terms instead of negotiating against someone else’s report at day 8 of a 10-day contingency.

Commercial

Assets, portfolios and the diligence clock.

ASTM-standard property condition work with the reserve tables your lender expects, plus the repeatable per-door reporting that makes a portfolio comparable to itself.

Commercial Property Condition Assessment

ASTM E2018-compliant PCA for acquisition, refinance and portfolio diligence.

A full baseline PCA covering site and civil, structural frame, building envelope, roofing, interior finishes, vertical transportation, life-safety and fire protection, and mechanical, electrical and plumbing systems. Delivered with the immediate-repair and replacement-reserve tables your lender is going to ask for.

Specialty

The three things a standard inspection cannot see.

Radon is invisible, the sewer lateral is buried, and mold hides behind finished surfaces. Each needs instruments a visual inspection does not carry.

Radon Measurement

Continuous-monitor testing over 48 hours, not a charcoal canister mailed to a lab.

EPA-protocol short-term measurement using a calibrated continuous radon monitor, which records hourly and detects tampering — closed-house conditions can be verified instead of assumed. Results are reported in pCi/L with the full hourly trace.

Sewer Lateral Scope

Camera run from cleanout to the municipal main — the single most expensive thing a standard inspection cannot see.

A self-levelling camera pushed the full length of the lateral, locating root intrusion, bellies, offsets, cracked clay and cast-iron scale. Recorded video, with distance markers so a plumber can quote from it without re-scoping.

Mold & Indoor Air Quality

Lab-analysed air and surface sampling when there is a smell, a stain, or a history of water.

Moisture mapping with thermal imaging and pin meters to find the source, followed by air-cassette and surface sampling analysed by an independent AIHA-accredited laboratory. We do not perform remediation, which is why our sampling results are worth reading.

Limits of the work

What an inspection is not.

A standard inspection is visual and non-invasive. Being clear about the boundary up front is worth more than a longer list of promises.

  • We do not open finished walls, ceilings or floors, and we do not move a seller’s belongings to reach a panel.
  • We do not certify or warrant any system. A remaining-service-life estimate is an estimate.
  • Septic systems, wells, pools, spas and wood-destroying insects are separate scopes we will refer out or quote.
  • We do not perform the repairs we recommend, and we accept no referral fee from anyone who does.
