What we inspect
Four of the nine scopes we run. The right one depends on where you are in the deal.
How it runs
Four steps, and a person on the phone at the end of them.
- 01
Scope the property
Tell us the address, the property type and where you are in your contract. We confirm which services actually apply — and say so when one does not.
- 02
Assign a local inspector
Your inspector lives in the market. They know which decade of local construction hides which defect, and which municipality permits what.
- 03
Inspect and document
Systems get operated, not glanced at. Every finding is photographed at the time it is observed and severity-ranked on the spot.
- 04
Deliver and walk it through
Report lands within 24 hours. Then you get the inspector on the phone — the one who was on the roof, not a call-centre reader.
The deliverable
A report you can hand to a lender, a plumber, or your own lawyer.
Most inspection reports are a wall of undifferentiated observations. Ours ranks every finding by consequence, so the four items that matter are not buried under the fifty-seven that do not.
Photo-referenced findings
Every observation carries the image taken at the moment it was made, keyed to a location on the plan.
Severity ranking
Critical, monitor, or serviceable — assigned on site by the inspector, not by a template.
Repair-request summary
A separate one-page extract your agent can lift straight into a repair addendum.
Remaining service life
Roof, HVAC, water heater and lateral, each with an estimated years-remaining figure.

From the file
What the findings were worth.
The sewer scope caught a collapsed clay lateral eleven feet off the foundation. That one finding moved $14,200 onto the seller’s side of the table. We closed anyway.

I run 1,900 doors across six markets and used to get six different report formats. Now I get one. My asset managers can finally compare Tampa against Tulsa.

Their pre-drywall visit flagged a joist my framer had notched two inches too deep. Fixing it cost a morning. Finding it after drywall would have cost a month.

What I actually pay for is the phone call afterward. The inspector who was on my roof explained which four of the sixty-one findings mattered.

Straight answers
Questions we get every week.
01How fast can you get to my property?
In our covered markets, 97.3% of residential inspections are scheduled within the same week, and roughly half go out within 48 hours. Commercial assessments are scoped first, which usually adds two to four business days before mobilisation.
02Do I need to be there?
You do not, and the report is written so it stands on its own. That said, buyers who attend the last 45 minutes tend to get far more out of it — that is when the inspector walks the findings in person.
03What is not included in a standard inspection?
A standard inspection is visual and non-invasive. It does not cover anything behind finished surfaces, and it excludes radon, sewer laterals, mold sampling, wood-destroying insects, septic systems, wells and pools unless you add them. We will tell you which add-ons the property actually warrants rather than selling you all of them.
04Do you also do the repairs you find?
No, deliberately. We do not perform remediation, roofing or mechanical work, and we do not take referral fees from contractors who do. An inspector who profits from findings is not an inspector.
05Is my inspector actually local?
Yes. Every inspection is performed by an inspector based in that market and licensed where the state requires it. Reporting standards, quality review and scheduling are centralised; the person on your roof is not flown in.
06What happens if the report misses something?
Call us. Every inspection carries a 90-day review window: if you find a defect that was accessible and observable on the day and is not in the report, we re-inspect at no charge and escalate to our regional technical reviewer.
Book the inspection before the contingency clock runs out.
Tell us the address and where you are in the contract. We confirm the scope, assign a local inspector, and send back a reference number you can track.
